You’ll know what an auction is, of course. But it may sound a bit unfamiliar in terms of buying or selling a house, daunting even – compared to the mainstream way of performing property transactions. And to be frank, not every property suits an auction.
Auctions actually have a lot going for them though, with faster completion times, greater certainty and transparent bidding. At Goodchild, we are one of the few estate agents in Bristol who have the experience to offer a specialist auction service. So whether you are interested in buying or selling through auction, please do not hesitate to get in touch.
With nearly a quarter of a century of experience in dealing with property and land auctions, residential agency and tender, and residential lettings, we are uniquely placed to offer clear and effective advice on how best to sell your property or land. We will only ever advise on the very best method of disposal based on each individual client’s needs.
Timed Auction
In this modern age a timed Auction online can be ideal. Timescales can be tailored to the sellers requirements rather than having to fit in with the auctioneers fixtures and entry expenses can be more palatable. Every avenue of marketing is utilised, but the seller is in complete control of the start and running time of their own auction.
Individual Public Property Auction
This is the most traditional style of property Auction and allows for the auctioneers focus to be on your property or land without it getting lost in a multi-lot auction. The auctioneer and bidders will attend an individual auction at the property or at a public venue and the lot will be sold publicly without any other property. Exchange will take place at the fall of the hammer along with the other usual buying conditions.
Informal Tender
A sale by informal tender is a type of silent auction with bids being put in writing privately with any conditions attached. Property or land will be put up for sale with a deadline for bids (BEST AND FINAL OFFERS). Anyone interested has until that date to submit their best offer, without having seen anyone else’s bidding activity. This can prove popular if bids are likely to include conditions such as ‘subject to planning’ or tempting uplifts to the seller.
